From signing papers with me at the kitchen table or using electronic signatures, I can get you to the finish line utilizing modern technology or old school methods and the best vendors in the market. The key to all of this is exceptional marketing which leads to stronger offers and smoother closings.
STEP ONE: I'll Listen
During our initial consultation, I'll listen to what you want out of the sale of your home or condo sale. There's no commitment required on your part for the initial meeting. It will be educational and help you identify your next steps.
STEP FOUR: List Your Home for Sale
When everything is in place, I'll bring in a professional photographer and videographer to create the most compelling content about your house or condo. Then, I'll put your home on the open market.
STEP TWO: We'll Agree on a Competitive Price
We'll anaylze the current market conditions, trends and more to make sure we price your property right. Then we'll go through your custom selling strategy to show you exactly how I plan to achieve your goals.
STEP FIVE: Offers and Negotiations
If everything goes well a buyer (most often the agent who represents them) will present an offer to me. I will present the benfits and risks of each offer. You will have the opportunity to either accept or counter any offer based on its merits. From purchase price to closing costs to contingencies to a time frame to lenders, to the settlement date, and more, I'll aggressively negotiate every single term in the contract to make sure you walk away with the best possible deal.
STEP THREE: Time to Prep Your Home for Selling
Knowing what sells, I'll help you ensure your property is looking it's absolute best. A 4 point pre-inspection for a house is worth considering because it helps indentify major issues that can prevent potential buyers from backing out.
STEP SIX: Under Contract & Home Inspection
At this point, you and the buyer have agreed to all the terms of the offer and both parties have signed the purchase agreement. The buyer will usually shedule a home inspection. After the results they may ask you to pay for some repairs. I will negotiate repairs and other issues.
STEP SEVEN: Closing the Sale
This is the transfer of funds and ownership. The buyer will schedule a closing date to sign all the paperwork and hand over the keys. CONGRATULATIONS! You just sold your home!
